Vacation Rental Management in Beech Mountain

Blue Ridge Mountains ridgeline in the North Carolina High Country

You can absolutely self-manage a Beech Mountain house, and plenty of owners do it well — right up until a ski Saturday turns into resetting the Wi-Fi and arguing about occupancy from sea level.

This is a High Country ski town, not a walkable village. Beech sits at 5,506 feet — the highest incorporated town in the East — and the house lives with that: winter weekends at Beech Mountain Resort, a driveway that matters when it snows, a summer that stays cool when the rest of the state does not. A national platform will sell you software. We run the house.

Coastaway already manages on Beech Mountain. We want the next house that is a fit.

Guests book through Airbnb or Vrbo. Blowing Rock stays are on the guest site. This page is for owners.

Commission-based. Every guest buys damage insurance. That is not optional.

If you have a house in another High Country town, let us know. We’re always open to conversations on expansion.

Why hire a manager on Beech Mountain

Blowing Rock has a downtown. Beech has a ski mountain. The guests are different. The week is different. The house takes a different kind of wear.

We also manage in Blowing Rock. That is the village market — downtown vs secluded, Parkway and Main Street — not this ski town. Vacation rental management in Blowing Rock. The High Country owner page is the cluster. Coastal pages stay on the coast. This page stays on Beech Mountain.

How it works

  1. Send the listing — or tell us about the house. Live Airbnb or Vrbo is fine.
  2. We put together a rental projection for this specific Beech Mountain property.
  3. If it is a fit, we take it from there: listing, guests, turns, the 11pm stuff.
  4. You stay in control of the calendar when you want the house yourself.

We do not take every house. A party house we cannot stand behind is a no. A property we cannot list honestly is a no. Fit first.

Why this is not a national platform page

Airbnb and Vrbo are distribution. They are not a manager. When a guest is over occupancy on a holiday weekend, or the heat is the problem and you are not on the mountain, the app does not run the house. We run this market remote — listing, guests, turns, the 11pm stuff.

National shops write “Blue Ridge” and call it done. Beech Mountain is ski-town High Country. The listing, the rules, and the guest instructions have to match this house.

FAQ

Do I still get to use my own house?

Yes. Block your weeks. That is the point of a second home. We run the rest.

What do you charge?

Commission-based. No extra marketing package to get on the major platforms. Ask us for the current rate on your property.

What about damage and parties?

Every guest buys damage insurance. Occupancy and party rules go in the listing before anyone books. If it goes sideways, you have a team, not a ticket queue.

I already have an Airbnb listing. Can I switch?

Yes. Send what is live. We look at it and tell you whether we would take the house. Switching a manager is a conversation about this house and this calendar.

Do you only do the beach?

No. We manage in the mountains too. This page is Beech Mountain. We also manage in Blowing Rock — see the Blowing Rock owner page. The High Country owner page covers the cluster, including Lenoir. On the coast we manage Ocean Isle Beach, Holden Beach, and Oak Island. Those are a separate cluster. If you have a house in another High Country town, let us know. We’re always open to conversations on expansion.

Can guests book a Beech Mountain house on coastaway.com?

Guests book through Airbnb or Vrbo. Blowing Rock stays are on the guest site. Owners still work with Coastaway.

Do you have a Beech Mountain office?

No. High Country is a remote market. We already manage here.
