Flat Top Manor at Moses H. Cone Memorial Park near Blowing Rock

You didn’t buy a High Country house so you could spend a leaf Saturday night fielding “is the hot tub working?” texts from three hours down the mountain.

Self-managing a short-term rental up here looks simple until it isn’t: leaf-week turnovers, a ski weekend that books solid, a guest who treats the hot tub like a party, a driveway that matters when it snows, and a quiet stretch you actually bought the place for. A national platform will sell you software. We run the house.

Coastaway is a boutique vacation rental management company. We already manage vacation rentals in North Carolina’s High Country — today that book is Blowing Rock, Beech Mountain, and Lenoir — and we specialize in unique listings and pricing strategies built around your home, not a one-size template, so you can maximize revenue without becoming the 11pm landlord. We run this market remote: listing, guests, turns, and the late-night stuff, without a mountain office. Commission-based. Every guest buys damage insurance (a damage waiver) — that’s not optional, and it’s designed to protect the home better than a typical security deposit. The High Country is bigger than those three towns, and we’re looking for the next house that is a real fit.

Towns we already manage in this cluster:

You can see current High Country stays on the guest hub — Blowing Rock stays are already there. That page is for guests. This one is for owners. Guests book through Airbnb or Vrbo; the manager is Coastaway either way.

The High Country stretches across the northwestern mountains — places like Boone, Banner Elk, Sugar Mountain, Seven Devils, West Jefferson, Sparta, Wilkesboro, Spruce Pine, Burnsville, and the ridges in between. If you have a house in one of those towns, or anywhere else in the High Country, let us know. We’re always open to conversations on expansion. We won’t pretend we already manage a town we don’t.

Why owners here hire us

A High Country second home is not a beach house with leaves. The calendar runs on leaf weeks, cool summers, ski weekends, and the quiet stretch you actually bought the place for — and guests expect the house to feel like a real mountain stay, not a template listing from somewhere else.

🏡

Boutique team, not a call center

You’re not the 11pm landlord from downstate. Guests get a boutique team that already knows this market — listing, messaging, turns, and the late-night stuff — so you’re not answering from the Piedmont when a leaf Saturday gets busy.

✍️

Unique listing, unique pricing

A walk-to-town Blowing Rock place is a different product than a Beech ski-adjacent house. We write the listing for this house, then use dynamic pricing for peak leaf weeks, ski weekends, shoulder periods, and the quiet stretch you want for yourself.

📡

Visibility on Airbnb & Vrbo

We’re well versed in how those platforms reward strong listings. Photos, pricing, calendars, and listing quality get worked so your property can earn more visibility with guests already searching the High Country.

🛡️

Damage coverage on every stay

Every guest buys damage insurance (a damage waiver). It’s required, and it’s designed to protect the home better than a typical security deposit. Guests are screened. House rules are in before they arrive.

🍂

Pricing for High Country seasons

Cool summers, Parkway traffic, winter access, and shoulder months that do not behave like a beach September. Pricing and rules match this ridge — not a coastal playbook and not a national one.

We already manage here, and we want the next house that fits. We’ll look at yours and tell you straight whether we’d take it.

Lenoir High Country vacation rental with Coastaway

How it works

  1. Tell us about the house — or send the listing. Live Airbnb or Vrbo is fine.
  2. We put together a rental projection for this specific High Country property — what this house can actually do in this market, with a listing and pricing strategy built around it.
  3. If it’s a fit, we take it from there: a unique listing, dynamic pricing, guests, turns, the 11pm stuff, and the work that helps the property show up on Airbnb and Vrbo.
  4. You stay in control of the calendar when you want the house yourself.

We don’t take every house. A party cabin we can’t stand behind is a no. A house that can’t honestly operate as a short-term rental here is a no. Fit first.

Beech Mountain in fall viewed from Grandfather Mountain

Why this isn’t a national-platform page

Airbnb and Vrbo are distribution. They are not a manager. When a guest is over occupancy on a leaf Saturday, or the heat is the problem and you’re not on the mountain, the app does not run the house.

National shops write “Blue Ridge” and call it done. Blowing Rock is a walkable village with a real downtown. Beech Mountain is a ski town. Lenoir is its own High Country stay. The listing, the pricing, the rules, and the guest instructions have to match this house — which is why we already manage in this cluster and write for it specifically.

We run the High Country remote. That is honest. We already manage here, and we’re looking for owners who want a boutique manager — unique listings, pricing that actually moves with the season, and a team that knows how the major platforms reward a strong listing — not a template shipped to every zip code.

FAQ

Do I still get to use my own house?

Yes. Block your weeks — Thanksgiving, a leaf week, ski week, or the quiet stretch. That is the point of a second home. We run the rest.

What do you charge?

Commission-based. No extra marketing package to get on the major platforms. Ask us for the current rate on your property.

What about damage and parties?

Every guest buys damage insurance (a damage waiver). Occupancy and party rules go in the listing before anyone books. The coverage is designed to protect the home better than a typical security deposit. If it goes sideways, you have a team, not a ticket queue.

How do you set rates?

We use dynamic pricing to adjust rates and length of stay for this house and this market — peak weeks, shoulder periods, and the quiet stretch you actually want for yourself. It is part of how we try to maximize revenue without treating your second home like a one-size listing.

I already have an Airbnb listing. Can I switch?

Yes. A lot of owners come over because DIY worked until it didn’t — or another manager isn’t the right fit anymore. Send what’s live. We’ll look at it and tell you whether we’d take the house, then rebuild the listing and pricing around this property so it can earn more visibility on Airbnb and Vrbo.

Do you only do the beach?

No. We manage in the mountains too. Today our High Country book is Blowing Rock, Beech Mountain, and Lenoir — but this page is for High Country owners across the region, not only those three towns. On the coast we manage Ocean Isle Beach, Holden Beach, and Oak Island — that’s a separate cluster. If you have a house in Boone, Banner Elk, Sugar Mountain, Seven Devils, West Jefferson, Sparta, Wilkesboro, Spruce Pine, Burnsville, or another High Country town, let us know. We’re always open to conversations on expansion.

Will guests book my house on coastaway.com?

Some High Country stays already appear on the guest site. You can see current High Country stays. Guests book through Airbnb or Vrbo. Blowing Rock stays are on the guest site. The manager is Coastaway either way.

Do you have an office in the High Country?

No. High Country is a remote market for us — we already manage here, and we run listing, guests, and turns without a mountain office or on-ridge W2 staff.
